Our in-house staff includes team members with backgrounds as civil engineers, architects, construction managers, experts in real estate and development, as well as LEED certified professionals. This allows Project One to provide a broad range of expertise to clients and projects.
LEED® AP, Senior Vice President
Tristin Gleason has more than 24 years of experience in commercial construction, working on over 180 projects totaling $3 billion dollars.
She has worked providing project management and owner representation services on single projects ranging from less than $100,000 dollars to nearly $400 million dollars in value. Prior to founding Project One, Tristin worked for leading building contractors in California and Colorado.
Tristin is a LEED Accredited Professional.
Senior Vice President
Mike Palumbo has more than 40 years of experience in the commercial construction industry, working on over 600 projects totaling $6 billion dollars.
Mike’s career includes all aspects of the construction business, as his responsibilities have included Superintendent, Project Manager, Contracts Manager, Manager of Business Development, Project Executive, and Regional Manager for one of the Nation’s largest building contractors.
Mike brings more than 35 years of experience with commercial construction contracts. His knowledge of agreements between owners, designers and contractors has been invaluable to limiting client’s risk by clarifying the gray areas that typically occur within standard contract language.

Steve Sciscione has over 10 years of diverse experience in the engineering and construction industry, with a focus on civil infrastructure projects.
As a Professional Engineer, Steve has extensive design and construction management know-how within a multitude of civil disciplines, including land development, transportation, utilities, geotechnical, and water resources.
Steve has worked on complex projects for a wide variety of market sectors in the US, Canada, Middle East, Africa, South America, and Asia. Steve’s highly technical background and broad project portfolio provides a solid foundation to his ability to lead cross-functional teams to success.
LEED® AP, CHC, Project Director
Jack Christensen has more than 16 years in the construction industry. Jack is a well-seasoned project manager with a broad range of projects in his portfolio. He has the ability to lend his expertise to varying market sectors and at Project One, Jack works with clients to set-up projects and manage them to success through establishing appropriate expectations and finding solutions.
Jack has previously served as a Design Phase Manager and Project Manager for a large general contractor where Jack managed the construction and preconstruction teams on capital improvement projects. He provided assistance with budget estimates, value engineering, system cost analysis, scheduling of both design and construction activities, subcontract negotiation and award, procurement of long lead equipment, project administration, scheduling and cost control.
Kristen Pyle has more than 14 years of experience in the commercial real estate and construction industry. She brings expertise in drafting, editing, reviewing, negotiating and finalizing contracts for multiple delivery methods (Design/Build, CM/GC Guaranteed Maximum Price, Lump Sum, etc.) including Owner, Architect, and Contractor agreements, standard consulting agreements, intergovernmental arrangements, specialized equipment procurement, development agreements, and lease arrangements with contractual values ranging from $1,000 to $220 million dollars. She works with internal and external counsel and/or advisory teams throughout development.
At Project One, Kristen assists clients in development of succinct and comprehensive RFQ/RFP’s, exhibits and attachments, public advertisements, evaluation matrices for competitive selection processes and team selection tools. She also often assists in facilitation of work session collaboration and interviews.
AIA, Senior Project Director
Mike Ossian has more than 40 years of experience in campus planning, design and construction administration within the Healthcare and Higher Education industries. Since 1990, Mike has focused his experience to benefit clients throughout the Rocky Mountain Region.
At Project One, Mike assists clients through the various phases of programming, planning, design and construction on capital improvement projects. These services have included preparation of master budgets, master project schedules, selection of design and construction team members and a variety of other owner responsibilities.
Mark C. Southwick
Senior Project Manager
Mark Southwick has over 18 years of experience in the construction industry, most of which is in the specialized field of healthcare construction. Mark brings a broad background in project management, pre-construction, estimating, project controls, contract negotiations and construction technologies. Mark has worked on over 20 projects ranging in value from $3 million dollars up to $760 million dollars, including multiple complex and high-profile healthcare projects in the Central and Western regions.

With over 20 years in the construction industry, Steve has a wide variety of experience including healthcare, office, retail, hospitality, and aviation projects in both the private and public sectors.
His diversified experience has consisted of serving as a Project Superintendent, Project Engineer, and Project Manager, and Senior Project Manager. Steve brings a committed work ethic and drive to each of his projects and to Project One’s clients.

With over 30 years of design, construction and project management experience, Armin is well-seasoned individual with a deep commercial construction history. Prior to joining Project One, Armin served as a Project Director on numerous capital improvement projects as well as the President/Owner of an Owner’s Representative firm. Providing project development and management services throughout the United States, Armin has a breadth of knowledge in healthcare, hospitality, tenant improvement, multi-family, corporate and retail markets.

Heather Vo brings 18 years of experience in the commercial construction industry and is a versatile and talented project leader.
She previously served as Director of Projects for a nationwide hospitality firm, where she managed the company’s capital plan totaling over $20 million annually. Heather was responsible for managing hundreds of projects from inception to operation.

Chris Knight has 17 years of diverse construction management and owner’s representation experience. He is a team leader with great focus on driving projects to success. His extensive backgroud provides him with a depth of resources to develop excellent client and team relationships as well as a high level of communication throughout the duration of a project.
LEED® AP, Assoc. DBIA™, Senior Project Manager
Erin Writt brings 21 years of managing construction projects from design through occupancy. She is versed in projects on active campuses as well as highly complex renovations, and her experience ranges from single projects valued at $12M to $400M. Her insight and diligence on projects are two qualities that clients consistently feel benefit them.
Her background includes providing management on a diverse array of projects, including responsibilities in management and oversight of construction budgets and schedules, conflict management, effective coordination of trades, safety and onsite quality control.

With more than 15 years of construction experience, Michael Hegarty has worked on projects ranging from $10 million dollars to $275 million dollars in value. He is known for his ability to motivate, lead and manage collaborative teams to meet client’s goals and exceed expectations.
With Project One, Michael provides project management and owner representation services for clients nationwide. Michael’s experience is comprised of projects in many fields including municipal, civil, education, office, multi-family, retail and tenant improvements.

Chad Rabon has over 13 years of experience in the commercial real estate, development and construction industry. Chad brings an abundance of knowledge in Real Estate Development, Finance, and Operations. His expertise includes public private partnerships, stakeholder relationship management, strategic project execution, project management and owner’s representation for world class projects totaling more than $218 million in value.

Jared brings more than 17 years of experience in construction and development, with a deep and diverse background in multifamily, utility, hospitality, restaurant, corporate office, mixed use, and retail projects in both the public and private sectors.
Prior to joining Project One, Jared served as a Construction Administrator, Project Manager and Senior Project Manager for building contractors and developers in both Colorado and California.
Senior Project Manager
Bret has over 20 years of experience in business and construction and has accumulated a vast array of knowledge in various aspects of construction projects and best practices, business management, operations management, and business development. He is an experienced aerospace, National Defense and Department of Defense project and program manager and has a demonstrated ability to lead, manage and motivate team members to achieve organizational and program objectives. He successfully operates in the highest level of program requirements to include security ACS/IDS, TEMPEST, ICD 705, ISO, ESD and cleanliness. He is successful for complete project and program lifecycles and is required to drive programs from a concept to the final accreditation and acceptance.

Matt Palumbo is a seasoned project manager with experience totaling nearly $880 million in construction projects. A driven individual, Matt works hard to ensure that projects run smoothly and that our clients make timely and informed decisions.
Matt is a LEED Green Associate.
Assistant Project Manager
Alex brings four years of experience in the industry, with projects including data centers, tenant improvements, higher education, laboratories and healthcare.
Prior to joining Project One, Alex served as a Project Engineer for a national general contractor and managed projects during preconstruction, construction and project closeout.
With over four years of diverse experience, Andrew brings a high level of energy and ambition to each of our projects. Andrew’s background includes healthcare, education and special/complicated projects on active campuses.
Nikki Evans spent 11 years of her working career at a National Construction Risk Mitigation company managing clients’ construction projects in order to mitigate lender risk through each stage of construction. At Project One, Nikki assists project management teams in assuring timely and accurate reporting, with a keen eye for the details. Not only is she versed in risk mitigation, but she also has a knack for effective maintenance of ongoing key relationships.
Senior Project Coordinator
Cindy has more than 25 years of experience in the real estate and construction industry. Her keen communication style and knowledge of development processes allows her to provide a high level of support to Project One staff through each phase from concept through and construction and close out. Cindy’s diligence, high level of detail and problem solving skills are essential in guiding projects to success. Her career has included working with leading large general contractors and developers as a Project Coordinator.
As a Project Coordinator, Cindy provides critical support to our project management teams.
Sonja Rondón Simons
With 13 years of experience, Sonja Rondon Simons is an accomplished and driven accounting professional with a background working with all levels of management. As a dedicated leader, acknowledged for accurately developing innovative solutions, technical and analytical skills, business acuity, excellent verbal and written communication abilities, public speaking and presentation experience, Sonja is primarily focused on building relationships and providing superior service. Sonja’s areas of expertise include Financial Analysis & Management Reporting, Budgeting & Forecasting, International Experience, Policies & Procedures, Auditing & Editing and Information technology.
Director of Finance
Dan Gleason has 12 years’ experience in the industry, with a background serving previously as regional finance manager for a large general contracting firm. At Project One, Dan manages overall accounting and finance functions, as well as several areas of Human Resources.
With 50 years of experience, Barb Thompson is responsible for organizing and coordinating office operations and procedures, including assisting our Project Managers as needed, working with vendors, and planning travel. Barb also organizes our company events, including the Project One Foundation’s annual charity event, the “Children’s Classic at Perry Park.”
